Begin with reliable operating information
For an income-producing property, advertised rent is only a starting point. Current leases, collections and recurring expenses help explain how the property performs today. Missing information should be identified before a pricing conclusion is treated as dependable.
- Current rent roll, leases, vacancies and concessions.
- Operating statements, utilities, insurance and maintenance records.
- Known repairs, improvements, permits and anticipated capital work.
Compare income, sales and property condition
We consider relevant sales alongside the income picture and the physical property. Net operating income is different from cash flow after financing. A proposed value based on future rent or renovation should be shown separately from the property’s documented current performance.
- Explain which comparable properties are relevant and why.
- Separate recurring operating costs from one-time capital expenses.
- Label assumptions about rents, vacancy, financing and improvement costs.

Questions before you begin
Is a market valuation the same as an appraisal?
No. Our brokerage market analysis helps with buying or selling decisions. If a lender, court or another party requires an appraisal, ask what form of report and qualified appraiser they need.
Can I start without a complete rent roll?
Yes. Share what you have and we can identify the gaps. Any initial estimate should clearly state the missing information and assumptions that need verification.
